What Earley has instead is consistency, which is useful. Lower Earley was built as one continuous programme from 1977, with the shopping precinct at Maiden Place opening in 1988, and that means the original installations across thousands of houses are broadly the same. They were wired under the 15th and 16th Editions of the wiring regulations, so PVC twin and earth throughout, properly earthed lighting, and a full rewire is rare and usually unnecessary. The board is the weak point. RCDs were introduced as additional protection in 1981 and were not required on all socket outlets until 2008, so an original Earley consumer unit sits in the gap between those two dates, and it will also predate the 2016 requirement for a non-combustible metal enclosure. Board upgrades, RCBO retrofits, loft and garage conversions, garden circuits and supplies made ready for a car charger — that is the honest list for this town. Worth saying too that Earley has no conservation area anywhere within it, which tells you how little protected period stock there is. The exceptions are small and specific: the Radstock Farm cottages and the thatched cottages at Home Farm. Thatch changes everything about how we approach a job, and we treat those properties accordingly.
